Frequently Asked QuestionsQ: We have a friend who is a licensed electrician by Trade and he said that he would give us a good deal if we ever needed anything... can you incorporate him into our project for the electrical work? A: We would be happy to... any time you have a qualified friend or acquaintance that you would like to have on the team, by all means, we will utilize them for your project. For your protection, we recommend that they meet and comply with all of the usual requirements. Q: In this busy housing market, how are you able to get the best Trades so quickly? A: To put it simply, they are eager to work with us because they know that when Trademark calls them to a jobsite, everything has been properly coordinated and they can immediately go to work in an efficient manner, avoiding unnecessary trips or service calls. In many cases where homeowners are managing their own renovation project, they unknowingly schedule Trades at inappropriate stages, thereby making it difficult to get them back when required. Another reason is, the Trades receive payments directly from the homeowner within 7 to 14 days from issuing an invoice. When working with large builders, they quite often have to wait 30 to 45 days for payment.
A: Usually, if the renovation, development or addition which is being considered adds value to your property, it can likely be financed. Your bank or mortgage broker will assess your current financial situation as well as your existing mortgage product. They will then be in a position to offer suggestions best suited to fit your needs. If you are utilizing the property as security, they will likely order an "as complete" appraisal by a Certified Appraiser and use that value to work with.
